BEFORE THE INSPECTION
Create a list of questions you have about the property and in regards to our expert home inspections in Siloam Springs, AR. These questions should cover all the areas you already have concerns about or items that you would like to know more about. This will ensure that there are greater details in the report regarding the areas of your concern. Please have your Realtor ensure that all of the utilities are on and that access is not blocked to the attic, furnace, water heater, breaker panel, or crawlspace. Also, please let me know if any special research or equipment is needed, so I can make arrangements in advance. Please take a look at our policies and contact me today for trusted and experienced real estate inspections.

DURRING THE INSPECTION

All home inspections from A+ Home Inspections include a thorough visual examination of the home and property. I will usually spend three or more hours (depending on the size and complexity of the house) inspecting a home by looking for clues that most people never notice. You can come to the home inspection and follow along if you want to be more hands on.   Even if you aren't there for the full inspection, I believe you should be present for the final half hour of the inspection. Being on-site will give you additional insights into the home and property you are buying. Feel free to ask any questions that may come up during the inspection. I am always happy to answer them.  If repairs are made to the house to correct items in the initial home inspection the re-inspection is free.

After the Inspection

Take the time to learn the general operation and maintenance of your home. Your inspector will point out the maintenance areas and inform you about any items that need monitoring.

INSPECTION Report

Your inspection report will be extremely detailed and provide the additional information you need to make the best buying decision and secure a solid investment when you purchase your home. My home inspection reports include each of the key components of the home and give you confidence in the report and the thoroughness of our inspection. We cover all of these areas:

Educational Information

Radon is a radioactive gas that naturally occurs in the ground and seeps up through the ground into your home. This is the #2 leading cause of lung cancer. We place a device in the center of the home with doors and windows shut for 48 hours. We can then see what the readings are in the home. We then recommend the appropriate professionals to perform remediation, if needed.

Mold

Mold is nature's way of recycling vegetation. It can be found in the environment everywhere. However, we don't want it in our homes. The goal is to measure the inside and outside of the home to take steps in making the levels either equal to or lower in the home. We can then recommend the appropriate professionals to perform remediation, if needed.

Lead-Based Paint

If the home was built before 1976, it may have lead-based paint. We perform a simple chemical reaction test, and if it's positive, we can recommend a lead-based paint remover for the job.
